Rico Homes represents buyers on new-build residential developments in Nairobi, currently in Westlands, Riverside and Kilimani. We deliberately carry a handful of projects rather than a catalogue, because off-plan is a decision that deserves someone who knows the building, the developer and the payment terms in detail.

Every development on this site is one we can walk you through in person: the unit mix, what the floor plans actually mean at that size, what is included in the finish, and what the schedule commits the developer to.

Why off-plan

Buying before completion.

  • Pricing is set at launch, before the building is finished.
  • You choose the unit, the floor and the aspect while there is still a choice.
  • Payment is staged across the construction period rather than due in full at once.
  • Finishes and fittings can often still be specified.

Off-plan also carries real risk: completion dates move, and your money is committed to a building that does not exist yet. We would rather talk you through that honestly than sell past it. Ask us about the developer’s track record on any project here.

How we work

From enquiry to handover.

We represent the buyer, not the building. The developer pays us on completed sales, so there is nothing to pay on top of the unit price.

    Shortlist

    Tell us your budget, bedrooms and neighbourhood. We come back with what genuinely fits.

    Site visit

    We walk the site and the show unit with you, in person or by video if you are abroad.

  3. 03

    Reservation

    We take you through the reservation form and the payment schedule before you sign anything.

  4. 04

    Construction

    We keep you updated on progress and on each stage payment as it falls due.

  5. 05

    Handover

    We attend snagging and handover with you, so the finish matches what you were sold.

What buyers ask us.

What does buying off-plan actually commit me to?

A reservation fee, then a payment schedule tied to construction stages, set out in the sale agreement. We go through the full schedule with you before you reserve, so there are no surprises later.

What happens if completion is delayed?

Delays happen on most construction projects. What matters is what the sale agreement says about them. We will point you to that clause on any development here and tell you plainly what recourse it gives you.

Can I get a mortgage on an off-plan unit?

Kenyan banks do lend on off-plan, though terms and the stage at which they release funds vary by lender and by project. We can tell you which banks are already working with a given development.

Do you charge the buyer a fee?

No. We are paid by the developer on completed sales, so our service costs you nothing on top of the unit price.

Can I buy from outside Kenya?

Yes. Non-residents can own apartments on leasehold title in Kenya. We can run viewings by video and work with your advocate on the paperwork remotely.
